Letting and Management

Upon receiving instructions from yourself to manage the property, the initial LETTINGS duties include;

• Initial inspection of the property
• Advice on Rental Value
• Marketing through our offices, advertising where necessary in the local newspaper & on the internet
• Cross matching prospective tenant details currently on file
• Interviewing all potential tenants.  We advise that a credit check and references be carried out at an additional cost of £35 per applicant.
• Preparing an Inventory of the contents of the property in line with current legislation
• Preparing a Tenancy Agreement to conform to current legislation

If the client does not wish us to carry out management duties and only requires the letting service, the fee charged is £375 plus V.A.T.

However, if the client requires management duties, the fee for such a service is £225 plus V.A.T. (unfurnished) or £275 plus V.A.T. (furnished).

We also offer a Rent Guarantee scheme in conjunction with Homelet, which will take up full references and if the tenant is accepted, will guarantee against non-payment of rent and contribute towards legal costs.  There will be an additional cost of £70 plus V.A.T. including £1.75 i.p.t. for this rent guarantee.

Once the property has been let our MANAGEMENT SERVICE then includes;

• Arrangements for all monies to be paid by the tenant through the office
• Collecting from the tenant a Repairs Deposit normally equivalent to one months rent which will be registered with The Tenancy Dispute Service
• Notifying the suppliers of gas, electricity and water to the property of the responsibility of the tenant to pay for such services.
• All rental payments can be paid direct into a nominated bank account.
• Sending Monthly statements
• Visit the property at regular intervals and checking the Inventory at the termination of the tenancy. If repairs are necessary we can carry out work with prior notice (included in Agreement)
• Sending all appropriate Notices

Our fee for this service is 12.5% plus V.A.T. of the gross collected rent.

Due to the administration involved we cannot accept the letting and management of any property for less than six months.

There is a re-let fee of £150 plus V.A.T. if the tenant leaves and a new tenant is sought to continue renting the property.
