Letting with WattsLandlords Guide to lettingDuties Applicable to the LandlordIt is important that the client obtains written permission to let from the Mortgagee and/or Landlord.Additionally it is important for the Landlord to review his/her Buildings and Contents Insurance as the Agent will not be liable for any damage or loss to the property. All gas and electric meters must be checked, certified and comply with all relevant regulations. Copies of these certificates must be passed onto the Agent for reference (for more info please contact Agent). All outstanding bills must be paid and all instructions for appliances must be left in the property. All repairs that need carrying out before the tenancy commences must be done to ensure the property is suitable for the tenant. With prior arrangement and at extra cost we can provide such services. Finally all mail MUST be re-directed. We cannot accept responsibility for vacant property which is after our management duties have ended, which is on the last day of the tenancy or when it becomes vacant (whichever is earlier). The Client does not have to pay the initial lettings charge until a suitable tenant is found, but acknowledges that once this has happened he/she will pay this initial charge to cover the Agent's lettings duties.
