Tenants Guide to Renting a Property

1. A BOND WILL BE REQUIRED usually equivalent to one month's rent. This will be paid in advance along with the first month's rent. This will cover any damages and/or breakages. This bond will be returnable at the end of the tenancy providing the property is in good order and under no circumstances can the bond be used against payment of rent.

2. The bond and first month's rent can be paid on the day the tenancy begins if it is in cash or in the form of a building society cheque or bank draft made payable to Robert Watts Property Management.

3. A non refundable ADMINISTRATION FEE OF £100 inc V.A.T (single tenant) or £75 per person for two or more applicants is payable prior to Robert Watts Property Management obtaining references. If however the applicant is acceptable the arrangements for the tenant to move in will be made and all aspects of the tenancy will be explained by the lettings agent. Additionally copies of all notices, the tenancy agreement, a copy of the inventory and a copy of the gas certificate will be sent to the tenant. The agent will also take readings of the gas and electric meters and inform the Gas and Electricity Boards as well as the Water Board and Council Tax.

4. PLEASE NOTE that tenants are responsible for the informing British Telecom if a phone is required.

5. It is the tenant’s responsibility to pay for all services including GAS, ELECTRICITY, WATER, COUNCIL TAX and TELEPHONE.

6. TENANTS MUST TAKE OUT THEIR OWN PERSONAL CONTENTS INSURANCE.

7. It is the tenants RESPONSIBILITY to ensure the RENT IS PAID ON TIME, that means on the set date outlined in the tenancy agreement. ANY EXPENSE incurred by the Agent obtaining rent should it be late, including time spent chasing the tenant, WILL BE DEDUCTED FROM THE BOND. Any bounced cheques will cost the tenant £15, DEDUCTABLE FROM THE BOND if necessary, to cover the Agent's costs. Please be advised that we carry out 3 monthly inspections of the property, at this time tenant(s) must be present.

8. Any representation made orally is not binding and only a contract in writing is recognized as legally binding.

9. Finally on entering into a 6 or 12 month contract the tenant is committed for the full term and cannot be released without express permission of the Landlord. If the tenant leaves before the expiry of the term without giving ONE MONTH'S NOTICE expiring at the end of the term then the bond will be non returnable and the tenant will responsible for the rent until the end of the term of the tenancy.
