Selling your property step-by-step

Here is our simple process for selling a property. From start to finish we are here to advise and guide you throughout.

Step 1

Value

We’ll determine the current value of your home. Based on local property knowledge including recently sold properties nearby, overall market trends, seasonality and economic conditions, we will give you an accurate and honest valuation and let you know the various  bespoke options for selling your house. 

Step 2

Legals

You’ll need a solicitor to transfer the legal ownership of the property once it is sold. Appointing a solicitor early on in the process will save time later and our Fast Track and Sales Ready services helps speed up this process. Robert Watts can put you in touch with a trusted local solicitor.

Step 3

Preparation

Before we take photographs and video tours of your property, give it a thorough clean inside and out. Attend any lingering DIY issues and declutter every room – clean spaces will make your rooms appear larger and more inviting for buyers.

Step 4

Marketing

We’ll make sure your property stands out through high quality photography, professional floorplans and even video tours. If your property needs EPC we will organise this. Your property will be launched on major property websites and shared on social media to reach the widest audience.

Step 5

Viewing & offers

We can accompany all the viewings if you wish. When offers come in, we’re here to help you get the best price and the right buyer. Our qualified team will qualify all buyers and negotiate the best outcome for you. You can monitor viewings and feedback via our Online Tracker, 24/7.

Step 6

Sales progression

Step 7

Conveyancing

The conveyancing process begins which includes the issue of a Memorandum of Sale, local searches and surveys. Your appointed solicitor will guide you through the process and we’re in the loop the whole way through, working in your interest throughout.

Step 8

Completion

When all the paperwork is complete, contracts are exchanged between your solicitor and the buyer’s solicitor. A completion date – the final day your house is sold – will be agreed to suit all parties. Congratulations – your home is sold!
