Build to Rent

We can help larger landlords and investors source and develop Build to Rent (BTR) purpose-built housing developments via our New Homes team.  These developments are designed for rent rather than sale and are becoming increasingly popular due to increased rental demand from tenants and the higher returns which are now achievable. We can offer an in-house professionally managed service via our established Lettings Department.

This entry level service is perfect for landlords with the time and expertise to commit to the day to day running of their investment but want the full experience and back up provided by Robert Watts for marketing the house and moving in the tenant, to make sure the tenancy gets off to the best possible start.

Rent Collect

Our mid-level service is ideal for landlords who are on hand to deal with the day-to-day maintenance of their property, but want Robert Watts’ 30-year knowledge and experience in rent collection. This service can be combined with our ‘Let Only’ service to find a suitable tenant and prepare the contract and additional services are also available such as inventories and rent guarantees to give full peace of mind. These extra services can be included for additional fees.

Fully Let & Managed

As the title suggests this is the full ‘belt and braces’ package and is aimed at those landlords who want to take the stress out of the whole process and let Robert Watts deal with the full day-to-day running of their property rental.

Our comprehensive service aims to help landlords avoid any nasty surprises and includes initial marketing, finding suitable tenants, all safety checks, preparing the agreement, move-ins, rent collection, inspections and organisation of any repairs. Rent guarantees are also available on this option at an additional fee

Missed rent by the tenant one month in arrears, until vacant possession.
Costs of solicitors who issue all relevant notices and court papers
Attendance by a member of the Robert Watts team an advocate at any court hearing
The cost of a bailiff appointment if the tenant fails to vacate

Once the property is vacant 75% of the rent will be paid whilst the property is being advertised
with Robert Watts for a maximum of 3 months
The cost is £250 p.a. for rents up to £500 p.c.m. – £350 p.a. for rent over £500 p.c.m

Our lettings process in 5 easy steps

Step 1

Discover the value

Our first port of call will be a visit to your property to give you an accurate and realistic idea of achievable rent. Applying our 40+years of experience and intricate knowledge of the local market, we’ll also provide you with pointers on how to make the property more appealing to tenants.

Step 2

Far-reaching marketing strategies

Following a written instruction agreement, we get to work on the marketing front. We’ll process high-quality photography and arrange hard-hitting advertising campaigns across social media, On The Market, Rightmove and our website. We also advertise your home across all six of our offices.

Step 3

7 day viewings

We then begin to arrange viewings, which are offered 7 days a week and outside of traditional working hours. Prospective tenants are always accompanied by a Robert Watts lettings staff member to ensure the property is promoted in a highly attractive manner and any queries are responded to with demonstrable expertise and professionalism.

Step 4

Bidding and referencing

We will always strive to secure the highest rent so will encourage a competitive application & referencing process, if appropriate. Once an acceptable offer has been agreed we undertake an intensive tenant referencing check which includes a full credit check; employment references for the last 6 months; and a landlord reference if the tenant is currently in rented accommodation.

Step 5

Completion in 5 days

Following a successful reference check, typically within 5 days, we will discuss the results with you and confirm a move in date if you are happy for us to do so.
