The property market in West Yorkshire ended 2025 on a strong note, with plenty of activity from both buyers and sellers. Looking at the start of 2026, we’re seeing that confidence from both buyers and sellers is still high, and we have had a very busy January so far. 

In the recent Rightmove House Price Index  the average house price across Yorkshire and the Humber was listed at £248,821, with an increase in prices of 1.5% from November to December last year. This late-year uplift suggests that momentum carried through the traditionally quieter winter period, with motivated buyers continuing to engage rather than waiting for the new year. 

Our managing director, James Watts, said: “We have had a fantastic start to 2026 so far, with the local market staying busy, continuing on from the strong end to 2025. 

“Bradford and Kirklees has always been an area which attracts a broad range of buyers, from first-time buyers to families and investors and this hasn’t changed, with prices in the area remaining more affordable compared to the wider West Yorkshire area 

“According to Rightmove, homes across Yorkshire and the Humber are taking an average of 75 days to find a buyer, which is still one of the fastest regions in the UK, with only Scotland, the North West, and North East beating Yorkshire and the Humber, showing that regionally the market is very healthy and we’re definitely seeing that locally here in Bradford too.” 

As of the beginning of January, the average rate for a two-year fixed mortgage is now at its lowest since the September 2022 mini-Budget, with the cheapest mortgage fixes available dropping to 3.5%.

This drop in mortgage rates is helping affordability regionally, with some buyers able to save up to £100 per month on their mortgage in comparison to last year. 

This affordability change should also contribute towards a busy market for the first quarter of the year, with buyers who held off buying before Christmas now entering the market to make a purchase before competition increases in the spring.
